Nice stay
Breakfast was nice, good portions and speedy service. Good location, right next to the beach and nice touch having a dvd library.

very dirty old fashioned room

we arrived to find out they had given our room to somebody else so gave us alternative room but had no sea view, so found another this room was dirty with a cobweb ans spider in the corner, stained carpet and dirty walls, bathroom door was a sliding one that came off its hinges, t v ariel kept falling out and old musty smell furniture. when we complained she showed us another room that was much nicer but very small and dark and no sea view and was offered a £10 discount off or we could refund and go home, but as it was our anniversary we decided to stay and as i love a sea view went for the other room which they gave us £10 off as well, but this didnt make up fpr the dissapointing weekend, as the room was nothing like the pictures of them on the web site. the cereal at breakfast was stale, asked for tomato ketchup waited so long nearly finished eating it and had to go up and ask again, looked at me as if i had gone mad when asked for brown toast as she hadnt bothered asking

friendly hotel
room had recently been refurbished to a good standard.

Initially we were a bit surprised at the size of the room (adequate rather than as anticipated superior/large). We did check that we were in the correct room and we were - the superior referred to the refurb rather than the size. And as two 6 footers we very much appreciated the 5ft bed. Other units in this hotel may therefore not be superior. Upon checking a couple of other B&B in the town (for their busiest weekend of the year) we did agree that for the price this was a good room. We wanted/asked to stay another night but were told they were fully booked. We felt that we had done very well to obtain this deal and were sorry not to gain a second night there.
Despite being on the sea front we were at the rear of the building and everything was lovely and quiet.
The hotel has a glass enclosed sun-terrace facing the promenade and sea - ideal for coffee or afternoon tea.

Cosmo's Pan-Asian buffet restaurant a few blocks away.
Fantastic quality and variety of both main and deserts. Including soup the bill is £12-ish.
We'd go to Eastbourne for another weekend just to eat another meal here. Other reviewers had problems with children - there weren't ANY when we visited at 8pm.
